Offer2Stay sits alongside Airbnb and Booking.com — not against them. An extra channel where great hosts earn more, proactive guests pay less, and booking managers save their companies money. Built by a Superhost who needed it.
Founder & the team behind Northern Staycations
I'm in my seventh year as a Superhost, building and managing staycation properties across the North East of England under Northern Staycations — with 1,200+ five-star Airbnb reviews at a 4.87★ average, and a 9.4/10 portfolio average across 1,000+ reviews on Booking.com. I still list everywhere — Airbnb, Booking.com, direct. I'm not trying to replace any of that. What I needed, and couldn't find anywhere, was an extra channel that worked on my terms.
What I cracked along the way was contractor demand. Construction, infrastructure, and energy crews — 4 to 8 people staying for weeks at a time — started booking my properties directly, outside the OTAs. Within a year, contractor work was filling more than 50% of my calendar on direct bookings alone. Once word spread, holiday parks and other hosts started asking me to teach them how.
I refused to sell a course. I couldn't honestly promise every host the same results — but I could build the tools that gave them the same shot. People who sell hosting courses rarely have a real hosting business behind them; they sell the idea of one. I wanted to actually help. So instead of a course, I built Offer2Stay — every shortcut I learned, packaged as a platform anyone can plug into. No upsells, no false promises.
I've spent the last decade hands-on: turning around tired portfolios, picking the locations that actually let, building the relationships with contractor leads, working out which photos convert and which kill a listing, calling the agency when an inspector signs off the wrong room. Offer2Stay is the consolidation of that — the operational layer I wish I'd had on day one. Not theory from a Zoom course. Actual tools I use on my own properties every week.
And I'm staying close to it. Hosts message me on Facebook groups and I read every one. If a feature isn't obvious I take it as my mistake, not the host's. The product changes weekly based on what hosts actually hit, not what sounds clever in a roadmap.
The problem isn't that the big platforms are bad. It's that they're built for one kind of stay — a couple of nights at one nightly rate, browse-and-book. The moment your reality is different, the model bends.
A contractor crew wanting four weeks gets priced like a four-week holiday and walks. School and bank holiday weeks move every year, so unless you're manually tracking the calendar you leave thousands on the table. Long stays, contractor crews, peak-week timing — none of these fit neatly into a one-rate-fits-all platform.
Want smart pricing or better channel tools to fix any of it? That's another plugin, another subscription, another XML feed to fight with.
The other side of it — guests — get a worse deal too. Families pay 3% service fees and surge prices they didn't ask for. Booking managers responsible for contractor accommodation watch their companies pay double what a direct rate would have been, because the platform pricing engines never understood long stays in the first place.
So I built Offer2Stay as the channel that sits betweenthe big two and the messy stuff they don't handle well. Guests post what they actually need — family holiday, contractor stay, last-minute gap, school holiday week — and matching hosts send tailored offers. The host sees the full payout before they send. The guest sees the full-stay total upfront, not a misleading per-night figure. Whoever's best for the stay wins it.
It's especially important to me that great hosts come out ahead. Hosting is a hard job done well by people who care about their properties and their guests. They deserve better margins, free tools, and a platform that doesn't treat them as inventory.
And those tools need to actually work. Every host I know has tried platforms where smart pricing is its own learning curve, channel manager setup needs a webinar, and changing one rate means opening three tabs. We built Offer2Stay so the tools help you, not the other way around. If a step needs explaining twice, we got it wrong — and we fix it. Pricing, availability, offers, messaging, contractor stays, school-holiday calendar — all in one place, none of it a minefield.
Flat 10% host commission — all-in, with VAT and payment processing absorbed into our cut, not bolted on top of yours. Zero guest fees. Free listings. A 365-day-ahead pricing assistant that handles England-and-Wales school holidays AND UK bank holidays automatically. Last-minute gap-fill pricing. Contractor stays as a first-class flow. Use Offer2Stay alongside everywhere else you list — and watch where you actually make more money.
Paste your Airbnb URL. We pull the photos, layout, beds, and amenities. Listing goes live straight away — you price per enquiry.
On the big platforms, verified is a profile checkbox. On Offer2Stay it's a real walk-through of the property — rooms, beds, parking, the lot. This is one of our Newcastle listings being verified.
Hosts can request verification on any property from their dashboard. Verified listings get a badge on /search and rank higher in matching.
Three gaps Airbnb and Booking.com don't handle well — and what Offer2Stay does instead.
Contractor crews want 4 weeks; OTA pricing engines treat them like a 4-week holiday at peak rate. The guest can't afford it; you lose the booking to a private arrangement. Offer2Stay handles contractor stays as a first-class flow — crew-sized capacity, monthly cleans, parking specs, and direct host-to-booking-manager pricing.
England and Wales school holidays shift every year by region. UK bank holidays change yearly. Setting peak prices manually for the next 365 days is a chore most hosts skip — leaving thousands on the table. Offer2Stay's pricing assistant looks 365 days ahead, applies your peak rates automatically across school holidays AND bank holidays, and refreshes the calendar every year so you never miss a peak week.
Big platforms expect one nightly rate that scales linearly. Reality has weekend uplifts, length-of-stay discounts, monthly contractor rates, and short-notice gap-fill pricing — all wanting different numbers. Offer2Stay lets you set them once and apply them across the 365-day calendar without touching XML feeds.
Every feature exists because hosts needed it (and were paying extra for it elsewhere) or because guests were getting a worse deal without it.
One flat rate for hosts — with VAT and payment processing absorbed into our cut, not bolted on top of your payout. No guest fees, no hidden charges. You see exactly what you earn before you send an offer.
List as many properties as you want — no listing fees, no premium tiers, no pay-to-rank. Run Offer2Stay alongside Airbnb and Booking.com without extra cost.
Families and booking managers describe exactly what they want. Hosts send tailored offers — including the full-stay total upfront, not a misleading per-night figure. Better matches, fairer prices for both sides.
Set your base, weekend, and peak rates once. Offer2Stay looks 365 days ahead and applies them automatically across England and Wales school holidays, UK bank holidays, and weekends — refreshing every year so you never miss a peak week or have to update a spreadsheet.
Set a separate price for one-nighters and short-notice stays. Fill the calendar gaps your standard nightly rate doesn't cover, without touching what longer bookings pay.
Smart pricing, availability, enquiry management, guest messaging, school-holiday and contractor-stay flows — all included, all built so you can actually use them. No XML feeds, no PMS learning curve, no plugins to wire together. If a step needs explaining twice, we got it wrong.
Built for the three sides that get a raw deal on conventional platforms.
