Yes. If a guest asks for 7 nights or more and you can only do some of them, offer the nights you can do. The guest can book the rest from another host, and each part is booked and paid separately, so you are paid for your nights as usual. You can also offer different dates from the ones asked for; the guest sees them clearly marked next to the dates they asked for.

It's completely free to list your property on Offer2Stay. We only charge a flat 10% commission on bookings you make through the platform — no VAT on top, no processing surcharge. Payment processing comes out of our cut, not yours. You pay nothing upfront and nothing on top of that 10%.

No. There's no contract, no commitment period, no notice period, no minimum-stay or minimum-bookings clause. You agree to our standard Terms when you sign up (same as Airbnb or Booking.com), but there's no separate host contract tying you in. Pause, unlist, or close your account whenever you want — no penalties.

We hold your earnings safely with Stripe until 24 hours after your guest's check-in date, then release them to your bank account via BACS automatically. No waiting weeks — you earn, we pay.

Guests pay in full through Stripe when they confirm, so you are never chasing payment. If a guest fails to arrive, our support team helps resolve it and your cancellation policy applies.

Yes, you set your own cancellation terms when creating your listing. Flexible, moderate or strict — you're in full control.

Most Offer2Stay hosts aren't VAT-registered (most UK short-term let hosts fall under the £90k threshold), which means there's no VAT element on the booking — the guest's company claims the gross amount as a business expense. If you ARE VAT-registered, let us know during onboarding. We handle VAT-invoice requests on your behalf — booking agents and corporate guests contact us, not you, and we generate the invoice using your VAT details. You don't get hassled by booking agents and your VAT obligations stay clean.
