Overview
Brighton and Hove is not usually thought of as a contractor town. It is a city of hen parties, students and day-trippers, and its accommodation is priced for them. That is the problem for anyone housing a crew here in 2026. Several long construction jobs are now running in the city at the same time. They share a hotel and short-let market that is busiest exactly when tradespeople want to check in, and a parking regime that is among the strictest outside London.
This guide covers the projects bringing crews to the area, which neighbourhoods work for a working week, how to budget, and the parking detail that catches out most site managers on their first booking.
The projects bringing crews to Brighton in 2026
Sussex Cancer Centre, Royal Sussex County Hospital
The largest live job in the city is the £250m Sussex Cancer Centre on the Royal Sussex County Hospital site in Kemp Town. Laing O'Rourke was confirmed as main contractor in early 2026 (Construction Enquirer), and construction formally started with a groundbreaking in June 2026 (Building Better Healthcare). The five-storey building will house radiotherapy, oncology and haematology and is part of the Government's New Hospital Programme. It is Stage 2 of the hospital's three-stage redevelopment, with completion previously targeted for 2028 ().

The site is on Eastern Road, hemmed in by terraced streets. There is no realistic on-site parking for operatives, so where a crew sleeps decides how its mornings go.
Moulsecoomb housing and community hub
In July 2026 Brighton & Hove City Council confirmed that work was under way on 222 council homes and a community hub at Moulsecoomb, delivered by Wates Residential (Brighton & Hove City Council). The site sits on the Lewes Road corridor in the north-east of the city, close to the A27.
Former Sackville Road estate, Hove
Work began in spring 2026 on 306 affordable homes on the former Sackville Road trading estate in Hove: 183 for council rent and 123 for shared ownership. It is being delivered through Homes for Brighton & Hove, the council's joint venture with Hyde, and completion is scheduled for March 2029 (Construction.co.uk). A job of that length means rolling trade packages for nearly three years, each with its own crew and its own accommodation booking.
Madeira Terrace restoration
On the seafront, JT Mackley & Co. has been restoring the first 28 arches of the Victorian Madeira Terrace, plus a new lift, since November 2024. The council expects the first restored section to open in 2026, with later phases depending on funding (Brighton & Hove City Council).
The wider Sussex pipeline
Two very large projects sit just outside the city and will shape demand over the next few years:
Gatwick Northern Runway. The £2.2bn scheme cleared its last legal challenge at the Court of Appeal in August 2026 and is moving into design and delivery, with dual-runway operations expected by 2030 (Aviation News). Brighton is about half an hour from Gatwick by train, so once the main works start, overflow from Crawley and Horley is likely to reach the city.
Rampion 2 offshore wind farm. Development consent was granted in April 2025. The onshore cable runs from Climping Beach to a new substation at Oakendene near Cowfold, then on to Bolney (Brighton & Hove City Council). The project was not among RWE's Allocation Round 7 contract winners announced in January 2026 (RWE), so the developer is targeting a later round. No main onshore construction date has been announced. Watch it if you work in cabling or civils.
Where crews stay: area by area
Brighton is small but slow to cross at rush hour, and the hills matter if anyone is walking to site. Match the area to the job.

Notes
Kemp Town and Whitehawk
Royal Sussex County Hospital
Walking distance to the cancer centre site. Lots of flats over several floors, which means stairs and kit to carry. Parking is tightly controlled.
Moulsecoomb, Bevendean, Coldean
Moulsecoomb, the universities, A27 jobs
Many former student houses with four to six bedrooms. Easier parking than the centre, and quick to reach the A27 and A23.
Hove, Portslade, Aldrington
Sackville Road, western jobs
Larger family houses with driveways are easier to find west of Sackville Road. Portslade and Shoreham are handy for the A27 and the port.
Preston Park and Withdean
Central jobs reached by car or bus
Bigger Victorian houses. Fine for a crew with one or two vans if off-street parking is confirmed.
Peacehaven, Newhaven, Lewes
Budget option for any job
Usually cheaper for whole houses and static caravans. Expect 25 to 40 minutes into the city at peak times.
Shoreham-by-Sea and Worthing
Western sites, Rampion 2 corridor
Good for crews who split time between Brighton and West Sussex jobs.
As a rule, a team of six or more working Monday to Friday is better off in one whole house in Moulsecoomb, Hove or Portslade with parking than in a city-centre apartment that costs more and parks nobody.
What to budget
Brighton has no published average for contractor accommodation, and any figure quoted without dates and a source should be treated with caution. What is reliable is how the market moves:
Weekends cost far more than weeknights. Brighton is a leisure city, so Friday and Saturday prices rise sharply. A Sunday to Friday booking is often the cheapest pattern a host can offer, and many will price a crew's weeknights well below their weekend rate.
Event weeks squeeze everything. Pride in early August, the Brighton Marathon in April, the Brighton Festival in May and big conferences can fill the city. Check the events calendar before you fix a start date.
For a benchmark, the JIB lodging allowance for electrical contracting operatives was set at £51.29 a night from January 2025 (JIB). Check the JIB and CIJC for any later change. Use the allowance as a sense-check, not a target: in Brighton a single hotel room on a weeknight will often cost more than that, while a shared whole house usually costs less per head.
The sum that matters is the cost per person per night. For example, a five-bedroom house at £330 a night shared by six workers is £55 per head before parking, with a kitchen and a living room included. Six hotel rooms will cost more, and the crew will eat out every night. Our contractor accommodation price guide and what crews actually pay explain the maths in more detail.
Parking: the Brighton problem
Most of central Brighton and Hove is covered by controlled parking zones, and this is where crew bookings most often go wrong.
Residents' visitor permits will not cover a crew. A host can buy visitor permits for their own address, but they cost £3.50 to £7 each depending on the zone, and each resident is capped at 52 a year (Brighton & Hove City Council). That will not stretch to a crew's vans for a long job.
Traders' permits are for working, not sleeping. The council's traders' permit lets trade vehicles use paid, shared-use and permit bays to visit customers, but it is not valid in permit-holder bays after 5pm or in council car parks (Brighton & Hove City Council). A van parked outside the digs overnight in a permit bay can still be ticketed.
Ask for off-street spaces in writing. Before you book, ask how many vehicles can park on the drive, in a garage or in an allocated space. Also ask whether any of them are long enough for a long-wheelbase van. "Street parking available" in central Brighton rarely means what a site manager hopes.
Properties outside the zones, in parts of Moulsecoomb, Bevendean, Portslade, Peacehaven and the villages, are often worth a longer drive simply because the vans can stay outside.
What to ask the host before booking
Brighton has a lot of property built for weekend guests: double beds, glass coffee tables and white sofas. For a working crew, ask:
Bed configuration. How many separate beds, not "sleeps". A crew of six needs six beds, not three doubles.
Kitchen. Is there a full-size fridge, an oven and enough hobs to cook for everyone, plus a washing machine and somewhere to dry workwear?
Parking. The number of off-street spaces and their dimensions, as above.
Arrival times. Can the crew check in late on Sunday or early on Monday, and leave before 7am on Friday?
Weekend rate or weekday rate. Can the host price Sunday to Friday nights on their own, or will you pay for weekends you do not use?
Invoicing. A VAT invoice or a company invoice in the contractor's name, if your finance team needs one.

Booking for a long job
For jobs that run for months, like the Sackville Road homes or the cancer centre fit-out, a few habits save money:
Book in blocks. Agree four to eight weeks at a time with a named host rather than rebooking week by week through hotels.
Make an offer for the length of the stay. Hosts with empty weeknights from November to March are often willing to agree a lower nightly price in exchange for a guaranteed block. On Offer2Stay you post the dates, crew size and the price you want to pay, and verified hosts reply with their best offers. You can then accept or counter.
Keep the same property. Crews settle quicker, and you avoid paying for cleaning between changeovers.
Where do contractors stay when working at the Royal Sussex County Hospital?+
Kemp Town and Whitehawk are within walking distance of the hospital on Eastern Road, which avoids parking problems at the site. Crews with vans often stay further out in Moulsecoomb, Woodingdean or Peacehaven, where off-street parking is easier, and drive or take the bus in.
What major construction projects are running in Brighton in 2026?+
The main live jobs are the £250m Sussex Cancer Centre at the Royal Sussex County Hospital (Laing O'Rourke), 222 council homes and a community hub at Moulsecoomb (Wates Residential), 306 affordable homes on the former Sackville Road estate in Hove, and the Madeira Terrace restoration on the seafront. The Gatwick Northern Runway and Rampion 2 offshore wind farm are large projects in the wider Sussex pipeline.
Can a crew park vans overnight in Brighton permit zones?+
Usually not without risk. A traders' permit lets trade vehicles use permit bays only until 5pm, and residents' visitor permits are limited to 52 a year per resident. Book a property with confirmed off-street parking, or one outside the controlled parking zones.
Is it cheaper to book Sunday to Friday in Brighton?+
Often, yes. Brighton's weekend demand from leisure visitors pushes Friday and Saturday prices up. Many hosts will price weeknights separately for a crew that leaves on Friday, so ask for a weekday rate.
How much should I budget per person per night?+
Compare the total cost per head, not the headline price. A shared whole house usually works out cheaper per person than separate hotel rooms and includes a kitchen. As a benchmark, the JIB lodging allowance was £51.29 a night from January 2025.
Will the Gatwick runway affect accommodation in Brighton?+
It may. The project has cleared its legal challenges and is moving into delivery, with dual-runway operations expected by 2030. Brighton is about half an hour from Gatwick by train, so once main works begin, some workers are likely to stay along the Brighton line.
