Overview
Sunderland has more live construction and fit-out work than its size suggests. A film studio is about to go up on the south bank of the Wear, a second battery gigafactory has just started production next to Nissan, and the former Vaux brewery site is turning into a city-centre neighbourhood one phase at a time. That adds up to a steady flow of electricians, groundworkers, fitters and commissioning engineers who need somewhere to sleep for weeks or months, usually Monday to Friday.
This guide covers the projects driving that demand, the areas crews tend to base themselves in, what a shared house costs per person compared with a hotel room, and the practical details (parking, kitchens, laundry, bed layouts) that decide whether a stay works.
The projects bringing crews to Sunderland in 2026
Crown Works Studios, Pallion
The biggest new build on the horizon is Studio One at Crown Works, on a 31-hectare brownfield site on the south bank of the River Wear at Pallion. According to the North East Combined Authority (27 July 2026), the first phase provides 178,000 sq ft of film and TV production space: three sound stages, production offices, backlot, a surface car park and the refurbishment of the historic WH Foster Printworks building. The North East Mayor is backing it with more than £38m, and public funding across the Crown Works Growth Zone will total just over £60m. Site preparation and remediation are complete, and construction was expected to start this autumn subject to planning approval, as reported by Construction Enquirer on 28 July 2026.

For accommodation, that means a classic new-build profile: groundworks and steel frame first, then a long tail of mechanical and electrical, acoustic and specialist fit-out trades. Sound stages in particular need specialist acoustic and rigging contractors who often travel in from outside the region.
IAMP, Nissan and the AESC gigafactory
North of the A1231, the International Advanced Manufacturing Park (IAMP) straddles the Sunderland and South Tyneside boundary beside Nissan's plant. Envision AESC opened its second UK gigafactory there on 17 December 2025 with an initial capacity of 15.8 GWh, according to electrive.com. The plant is expected to employ around 1,000 people when fully operational, and Nissan began building the third-generation Leaf, which uses AESC cells, the day before. In April 2026 Nissan confirmed that the first all-electric Juke will also be built in Sunderland (Transport and Energy, 14 April 2026).
Around these anchors, National Grid's 275kV Hylton Castle substation on IAMP, built by the Omexom and Taylor Woodrow joint venture, was due to be completed and energised in 2026. A developer has also sought consent for up to 860,000 sq ft of further industrial units in IAMP's southern area, including a single shed of more than 528,000 sq ft (Place North East). Production lines, retooling and commissioning bring a different kind of crew from new-build construction: smaller teams of highly specialised engineers, often on rotating shifts, sometimes from overseas suppliers, and often on short notice.
Riverside Sunderland and the city centre
The former Vaux site and the Sheepfolds area are being built out as Riverside Sunderland. Homes England committed £27.7m and the North East Mayor £10m to the Sheepfolds neighbourhood, which is planned for more than 350 homes (Public Sector Executive, 7 August 2026). The Sunderland Echo's list of projects to watch in 2026 also includes Placefirst's 165 build-to-rent homes at Galley's View, the Nile and Villiers housing scheme in Sunniside, a four-year redevelopment of Sunderland Museum and Winter Gardens (about £13.6m), the £48m Sunderland Eye Hospital and the Glassworks Sunderland scheme, which could start on site in autumn 2026 subject to funding.
These are mostly mid-sized residential and refurbishment jobs: steady work for groundworkers, bricklayers, joiners and finishing trades, frequently in crews of four to eight.
Where crews stay
Sunderland is compact and well connected by road, so the right base depends on which site you are working on and how the team travels.
Pallion, Millfield and Hylton Road (SR4). The obvious base for Crown Works. Terraced and semi-detached houses here often sleep four to six, and street parking is easier than in the centre.
Washington and Castletown. Best for IAMP, Nissan and AESC. Washington has larger family houses with driveways, and Castletown sits close to the A19 and the Hylton Castle side of the park.
City centre and Sunniside. Suits Riverside Sunderland, the Eye Hospital and city-centre refurbishment work. Apartments and serviced flats suit smaller teams or site managers; parking is the main constraint.
Seaburn and Roker. Popular for longer stays. Seafront houses and flats give crews a bit of space away from site, with a straightforward drive to most city projects.
South Tyneside and Gateshead. Jarrow, Hebburn and Boldon are close to IAMP from the north. When Sunderland itself is tight, crews often look across the Tyne towards Gateshead or Newcastle, which our Newcastle contractor guide covers.
What it costs: per person versus hotels
Hotel prices in Sunderland look modest on paper. Momondo's Sunderland page (data as of 16 October 2026) gives an average hotel room rate of £80 a night, with listed lowest rates from £32 at Travelodge Sunderland Central, £47 at Premier Inn Sunderland City Centre, £67 at Holiday Inn Sunderland City Centre and £68 at Hilton Garden Inn. March is the cheapest month, averaging £62.
Those headline rates rarely hold for a crew. A single room for each person for a full month, mostly on weeknights, with evening meals bought out, adds up quickly, and the lowest prices are often the first to go when several rooms are needed on the same dates.
Whole houses change the maths. Contractor-focused listings in the area, as advertised on Houfy for late October 2026, include a three-bedroom house in Jarrow sleeping eight at about £167 a night for a week, and a four-bedroom lodge near Durham sleeping eight at about £119 a night on a 28-night stay. Shared between eight, that works out at roughly £15 to £21 per person per night, with a kitchen, parking and a washing machine included. A smaller house sleeping four will cost more per head, but usually still sits below a run of individual hotel rooms once meals and laundry are counted.
Small specialist teams (two to four). Commissioning engineers at IAMP or acoustic fitters at Crown Works. A two or three-bedroom house or a pair of serviced apartments is usually right. Ask for single beds or separate rooms; engineers on long shifts rarely want to share.
Trade crews (five to eight). The common shape for Riverside housing and fit-out packages. Look for a four-bedroom house with at least two bathrooms. Eight people with one bathroom works on paper and fails at 6am.
Large gangs (ten or more). Usually split across two neighbouring houses rather than squeezed into one. Ask the host whether they have a second property nearby.
Monday to Friday stays are common here because many crews come from elsewhere in the North East, Yorkshire or Scotland and go home at weekends. Some hosts will price four nights below a seven-night week, especially in quieter months, while others prefer full weeks. Say clearly which you need when you enquire. The Monday to Friday contractor accommodation guide covers how to structure those bookings.
Practical checklist: parking, kitchens and the rest
Parking. Check off-street spaces for vans, not just cars, and whether there is a height or width limit. Terraced streets in SR4 and the city centre can be tight for long-wheelbase vans.
Kitchen. A full kitchen with a large fridge-freezer saves a crew more money than almost anything else. Ask for enough plates, pans and seating for the whole team.
Laundry. A washing machine is essential for stays over a week, a dryer or drying space a close second, particularly through a North East winter.
Bed layout. "Sleeps 8" can mean a double, a sofa bed and bunks. Ask for the number of separate beds and how many are singles.
Early starts and late finishes. Confirm self check-in, and whether the host is comfortable with shift patterns and vans leaving early.
Invoicing. Most firms need a VAT receipt or a proper invoice in the company name. Confirm this before you book.
How to book well in Sunderland
Start with a clear brief: dates, number of people, number of separate beds, vans, the site you are working on and your budget per person per night. Hosts can then tell you straight away whether the house fits, and you avoid back-and-forth over bed layouts.
Then give hosts room to offer. Many whole-house lets around Sunderland are set up for weekend leisure guests, and plenty of owners would rather fill a four-week crew booking at a fair rate than leave the house empty midweek. Posting what you need and letting verified hosts send their best offers, which is how Offer2Stay works, suits that market: you name the budget, hosts respond with what they can do, and you can counter if the first offer is close but not quite right.
How much does contractor accommodation in Sunderland cost per person?+
For a whole house sleeping eight, contractor listings in South Tyneside and County Durham in October 2026 worked out at roughly £15 to £21 per person per night. Smaller houses and serviced apartments cost more per head. Hotel rooms in Sunderland averaged £80 a night in mid-October 2026, according to Momondo.
Which area of Sunderland is best for the Nissan and AESC sites?+
Washington and Castletown are the most practical, with good access to the A19 and A1231. Jarrow, Hebburn and Boldon in South Tyneside are also close to the International Advanced Manufacturing Park from the north side.
Where should crews stay for Crown Works Studios?+
Pallion, Millfield and the Hylton Road area (SR4) are closest to the Crown Works site on the south bank of the Wear. The city centre is also a short drive away.
Can we book Monday to Friday only?+
Yes, many hosts accept weekday stays, and some will price four nights accordingly, especially outside the summer season. State it in your enquiry so hosts can quote properly.
Is there van parking at contractor houses in Sunderland?+
It varies. Houses in Washington and the suburbs more often have driveways, while terraced streets near the centre and Pallion can be tight. Always ask about van spaces and size limits before booking.
What should a contractor house include?+
A full kitchen, a washing machine, separate beds for each worker, enough bathrooms for the crew size, reliable Wi-Fi, off-street parking and self check-in for early starts.
Is it cheaper than a hotel?+
For crews of four or more staying a week or longer, a shared house is usually cheaper per person than individual hotel rooms, and the kitchen and laundry reduce daily spending further. For one or two people on a short stay, a budget hotel can be the simpler option.
