Fixed pricing versus dynamic pricing tools
Most UK holiday let owners no longer set a single rate and leave it there. Dynamic pricing watches local demand, events, and competitor rates, with the algorithm filling the gaps once you set the floor and ceiling. Tools such as PriceLabs, Beyond Pricing and Guesty's PriceOptimizer adjust nightly rates automatically, responding to booking pace, seasonality and how much availability remains in the local market.
The alternative is static pricing, where an owner might set three or four bands for the year and change them manually. Static pricing keeps rates broadly the same for long stretches of time, apart from occasional seasonal changes, but most short-term rental markets move quickly. Weekends command different rates to weekdays, school holidays shift booking windows, and last-minute demand can spike when hotels sell out. A property using dynamic pricing will change rates several times in a month for the same set of dates as the system recalculates based on what competitors are charging, how full the calendar is, and whether demand is rising or falling.
How prices move around school holidays and peak weeks
Guest demand ebbs and flows based on factors like weather, holidays, local events, and school schedules, with average daily rates increasing by as much as 178% during peak season periods. The six weeks of summer holidays create the highest pricing power for family properties, particularly coastal cottages and rural lets with outdoor space. Easter, half terms and Christmas see similar spikes, though the premium varies by location and property type.
