Overview
Felton is a village on the River Coquet, halfway between Morpeth and Alnwick and a few hundred yards off the A1. Crews drive through it rather than stop, which is exactly why it matters: the NE65 postcode around it is where a growing share of the county's midweek enquiries are landing, from gangs working the A1 itself, housebuilders on the Amble coast and the trades heading for the Blyth and Cambois energy corridor half an hour south. This guide covers what is driving that demand in 2026, what a bed costs, where teams base themselves, drive times and what to ask for when you book a house rather than a row of hotel rooms.
What is bringing crews to mid-Northumberland in 2026
Demand here is an overlapping programme of highways, housing and energy work, with the biggest single site a short drive south.
The QTS data centre campus at Cambois. On the former Blyth Power Station site, Blackstone-owned QTS is building what Northumberland County Council describes as a £10 billion campus of up to ten data centre buildings totalling around 540,000 square metres. Outline consent came in May 2025, enabling works began in autumn 2025 with Ridge as principal designer, and on 2 December 2025 the council's Strategic Planning Committee approved the first phase, covering the first two buildings plus roads, landscaping and a guardhouse. The Northumberland Gazette reported the developer's timetable as phase one construction from 2026 to 2029 and full build-out across five phases by 2035, supporting around 1,200 long-term construction jobs over the decade. A second developer, Wansbeck Regeneration Ltd, filed an initial application in June 2026 for a £3.89 billion campus at West Sleekburn less than two miles away; that one is at planning stage only, but if it proceeds the two schemes would overlap for years.

Port of Blyth and Energy Central. JDR Cable Systems opened its £130 million subsea cable factory at Cambois in 2026, and the Port of Blyth unveiled a £100 million expansion in May 2026: around three hectares of reclaimed land, up to 260 metres of new quay, a deep-water berth beside the JDR plant and channel deepening, backed by the county council, the North East Combined Authority and the Crown Estate. Marine civils of this kind run on rotating specialist crews, many from outside the region.
The A1 at Felton. National Highways began a drainage remediation and sign replacement scheme on the 4.5-mile stretch between Low Espley and Thirston, which is the Felton junction, on 12 January 2026. The Gazette reported it as a 24-hour working zone with a 40 mph limit by day and escorted convoys overnight, running to around September 2026 under an order that permits up to 18 months. The Department for Transport also confirmed in March 2026 that the third Road Investment Strategy includes junction, barrier, signage and lighting improvements along the 50-mile Morpeth to border stretch, to be delivered across 2026 and 2027. The long-planned dualling between Morpeth and Ellingham was dropped by the government in 2025 on cost grounds, so the single-carriageway sections north of Felton remain, and so do the maintenance gangs that keep them running.
Housing on the coast. Persimmon Homes holds reserved matters approval, granted in December 2024, for 166 homes north-west of Hauxley Moor House on the A1068 at Amble. In April 2026 Cramlington-based Tantallon Homes unveiled plans for a 480-home scheme on the southern edge of the town, not yet consented. Housebuilding of this volume pulls in groundworkers, bricklayers and roofers from across the North East, and Amble's own bed stock is almost entirely holiday lets.
What a night costs between Morpeth and Alnwick
There is one branded budget hotel in the whole corridor: the 80-room Premier Inn Alnwick at Willowburn, with free parking and an on-site restaurant. Everything else is inns, pubs with rooms, farm bed and breakfasts and a very large number of self-catering cottages priced for the coast-and-castles tourist trade.
Comparison sites give a fair picture of the floor. Lastminute.com advertises Morpeth hotels from £60 and lists Dene House Farm from £80, the Wellwood Arms from £81 and Macdonald Linden Hall from £88 a night. For Amble, Tripadvisor puts the cheapest hotels from £75 a night with a low-season average of £95 and a high-season average of £135, and Expedia advertises Amble hotels from £59.
Run the arithmetic per person, per night, across the week. Six workers in six inn rooms at an £80 floor rate is £480 a night with no kitchen, or £1,920 over a four-night Monday-to-Friday stay for rooms alone, and £80 is not what you will pay in July or October half-term when the coast fills up.
A whole house changes the shape of that number. If a host offers a four-bedroom cottage at £200 a night, six workers are paying just over £33 a head and get a kitchen, a washing machine, somewhere to dry wet gear and parking for the vans. That figure is illustrative; the real rate is whatever a host is prepared to offer for your dates. The 2026 contractor accommodation price guide puts regional and rural infrastructure stays at roughly £22 to £32 per person per night and Newcastle at £24 to £36, which is the band a well-pitched mid-Northumberland house booking should land in outside the summer.
Where crews actually stay
With almost no hotel stock in the villages, teams spread along four lines.
Felton, Longframlington, Swarland and the Coquet villages. Converted barns, farm cottages and a handful of lodge sites, mostly set up for walkers with Saturday changeovers, empty midweek from October to March and with the parking and drying space a crew needs. The most convenient base for the A1 works and for Morpeth or Alnwick, and where the Northumberland contractor accommodation listings are concentrated.
Amble, Warkworth and Alnmouth. The densest concentration of holiday lets in the county, almost all quiet Monday to Thursday outside school holidays. Ideal for the housing sites and a 30-minute drive to Cambois via the A1068 coast road through Widdrington and Lynemouth, avoiding the A1 altogether.
Morpeth. The market town on the A1 and A197 with the best spread of inns in the corridor, 25 minutes from Cambois and 15 from Felton. Crews splitting time between the energy sites and the A1 usually base here.
Ashington, Blyth and Cramlington. Closest to the data centre and port, with far more terraced houses, HMOs and hosts already used to contractors. When the Felton and coast supply is taken, this is where the Cambois workforce will sit, and the contractor accommodation listings for Newcastle upon Tyne are the fallback for larger crews.
Travel times from Felton to the main sites
Typical off-peak estimates for a van; the A1 convoy at Thirston adds time while it runs, and the A1068 coast road slows in the summer holidays.

Felton has no railway station; Alnmouth and Morpeth are both on the East Coast Main Line, so crews arriving by train are usually collected at one of those.
Booking a house for a Monday-to-Friday crew
Many enquiries for this part of Northumberland go unanswered because the request does not fit how a coastal holiday let is set up. A few specifics change that.
Ask for Monday to Friday, four nights, and say how many weeks you expect to repeat it. A host running a Saturday-to-Saturday calendar can often release the midweek nights from October through to Easter, and a repeat booking for a known company is worth more to them than a single week at a higher rate. The Monday-to-Friday contractor accommodation guide sets out the standard pattern.
State the vehicle count and sizes. Many Coquet valley cottages sit up single-track lanes with space for two cars; a long-wheelbase Transit and a trailer will not fit, and saying so up front means hosts only offer what works.
Ask for the bed configuration and what the kitchen holds. A cottage sleeping six with three doubles suits three workers, not six, and four nights of self-catering needs a proper oven, a full-size fridge, a washing machine and somewhere to dry PPE.
Confirm invoicing in the company name. Most hosts will provide a receipt on request, which you will need for expenses or the CIJC lodging allowance explained in the contractor accommodation tax relief guide.
On a reverse marketplace such as Offer2Stay you post the dates, headcount, vehicles and the price you want to pay, and verified hosts within range send their best offers or a counter; guests pay no fees and hosts pay a flat 10 per cent commission. Because it lists cottages, static caravans and lodges alongside houses and serviced apartments, it reaches the midweek supply that actually exists on this coast. You can post an enquiry for Felton, Amble, Alnwick or Morpeth with the details above, or browse the contractor accommodation listings first.
A note for property owners in NE65 and along the coast
Enquiries for the Felton and Amble area are arriving faster than offers. Owners with a cottage, lodge or static caravan within twenty miles of the A1 have a Monday-to-Friday market from October to March that the tourist calendar leaves empty, and the Cambois programme means it lasts most of the next decade. The guide to setting a floor price explains how to fix the lowest rate you will accept before requests arrive.
How much does contractor accommodation cost per night near Felton and Amble?+
The lowest reliable hotel rates in the corridor are around £80 a night for a single room at Morpeth inns according to lastminute.com, with Amble hotels from £75 on Tripadvisor and a low-season average there of £95. A whole house shared by a crew usually works out lower per person; ask hosts for a per-night house price and divide by your headcount.
Is there a budget hotel chain near Felton?+
The only branded budget hotel between Morpeth and Alnwick is the 80-room Premier Inn Alnwick at Willowburn, about ten miles north of Felton, with free parking. Crews of more than three or four, or anyone staying for several weeks, usually book a house or cottage instead.
Which projects are bringing contractors to this part of Northumberland in 2026?+
The £10 billion QTS data centre campus at Cambois, with phase one construction running from 2026 to 2029; the £100 million Port of Blyth expansion and the JDR cable factory beside it; National Highways' drainage and signage scheme on the A1 between Low Espley and Thirston, plus RIS3 junction works on the Morpeth to border stretch; and Persimmon's 166 homes and Tantallon's proposed 480 homes at Amble.
How far is Felton from the Cambois data centre site?+
Roughly 18 miles, or 30 to 35 minutes by van, either down the A1 and A197 through Morpeth and Ashington or along the A1068 coast road through Amble and Lynemouth.
Can we get a Monday-to-Friday booking on a Northumberland holiday cottage?+
Yes, particularly between October and Easter. Most coastal and Coquet valley cottages run Saturday changeovers but will release midweek nights for a repeat work booking. Ask for four nights and say how many weeks you need.
Is there parking for vans at accommodation around Felton?+
Cottages and houses usually have free off-road parking, but many village properties are up narrow lanes with space for two cars, so state the number and size of your vehicles when you enquire. The Premier Inn Alnwick has a large free car park.
