Overview
Manchester is one of the busiest construction markets in the UK right now. With billions of pounds of infrastructure, regeneration, and commercial development underway simultaneously — from the Transpennine Route Upgrade pushing through heavy track-laying to Mayfield and Victoria North reshaping entire neighbourhoods — the demand for quality contractor accommodation has never been higher.
This guide covers everything a site manager, contracts manager, or procurement lead needs to know about finding and booking accommodation for a work crew in Manchester: where to stay, how much to budget per person, which areas sit closest to the active project zones, and how to avoid overpaying when your team's booking covers several weeks.
Why Manchester in 2026?
Manchester's construction pipeline is exceptional in breadth. Several schemes running concurrently are each individually among the largest in the UK.
Victoria North (formerly Northern Gateway) is the largest urban regeneration scheme currently active in the city — 155 hectares of land north of the city centre being transformed into 15,000 new homes as a joint venture between Manchester City Council and Far East Consortium, backed by a £4 billion investment. Ground preparation, infrastructure works, and housebuilding phases are all drawing workers into the northern inner suburbs.
Mayfield, the 24-acre mixed-use development adjacent to Manchester Piccadilly, is delivering 1,500 homes, 2.3 million square feet of commercial space, and 13,000 permanent jobs — with active construction phases generating consistent demand for contractor digs close to M1 and M12.
NOMA — the £800 million Northern Quarter-adjacent scheme on the Co-operative Group's former estate — continues to evolve, with Amazon's first UK headquarters outside London anchoring the site. Fit-out contractors, M&E teams, and civils crews are all active across the 20-acre plot.
Manchester Digital Campus (on the former Ancoats retail park site) is entering enabling works in 2026/27, ahead of a main construction programme running to 2029. The scheme will deliver 900,000 square feet of HMRC and civil service office space and is projected to support approximately 4,900 construction jobs — making it one of the most significant single sources of contractor demand arriving in the market over the next three years.
