Contractor Accommodation in Nottingham: The 2026 Guide for Work Crews
Where work crews stay in Nottingham in 2026: live projects, per-person nightly rates vs hotels, Mon–Fri stays, parking, kitchens and the areas that work.
Updated October 2026
Overview
Nottingham's construction pipeline for 2026 and beyond sits either right by the railway station or well outside the ring road on brownfield sites with no bus stop, and that shapes where a crew should stay. A gang on Arkwright Street can walk from a flat in the Meadows; a gang on the old Ratcliffe-on-Soar power station wants a house off the A453 with a drive and a kitchen, not a city-centre room and a parking problem.
This guide covers what is being built, what a bed costs per person compared with a hotel, how to size the property for the crew, and the points that come up on every Nottingham job: the tram, the parking levy and which suburbs put you nearest the site.
What is being built in Nottingham in 2026
The pipeline mixes large city-centre residential and student schemes, a long demolition programme to the south and highways work to the east. According to Barbour ABI's Top 30 Construction Projects in Nottingham (August 2026), the five largest by value are:
Project

A few of these decide where crews will be for the next two to three years.
Arkwright Street (the Meadows). Cassidy Group's build-to-rent block of 319 apartments sits about 100 metres from Nottingham station. The East Midlands Combined County Authority approved a £7.2m Brownfield Housing Fund grant in March 2026, Winvic is the contractor and completion is expected in early 2028, as reported by West Bridgford Wire. It is a walk-to-work site from anywhere in the Meadows, Sneinton or the station quarter.
The Island Quarter (Eastside). Conygar's 36-acre, £1bn masterplan east of the station is delivering in phases, with the next student block (planning approved in December 2024, per The Island Quarter) listed by Barbour ABI with a July 2026 start; Invest in Nottingham puts the full scheme at 900-plus homes, a 223-room hotel and 702 student beds. The bioscience phase has had a bumpier road, so treat its August 2026 start as the latest published position rather than a certainty.
Broad Marsh (city centre). Homes England now owns the stalled former shopping centre and launched a search for a master development partner in May 2026. The plan is around 1,000 homes and up to 20,000 sq m of commercial space, with £30m of demolition and a main build not expected before 2028, per Construction Enquirer.
Ratcliffe-on-Soar power station (off the A453 and M1 J24). Uniper appointed Erith Group in June 2026 to demolish the whole coal-fired station over roughly four years: mobilisation in summer 2026, the turbine hall from mid-2028 and the cooling towers not before 2029, according to Uniper. The 675-acre East Midlands Freeport site is also being lined up for data centres under Rushcliffe's Local Development Order, as reported by Place Midlands, and with contractors expected through 2030 it is the longest-running crew job in the area.
Fairham (Clifton, off the A453). Clowes Developments' 3,000-home, 1 million sq ft employment scheme five miles south of the centre has over 600,000 sq ft built. Bellway started 210 homes in December 2025 (East Midlands Business Link) and Clowes announced a speculative 47,333 sq ft industrial unit in September 2026 (Place Midlands). Fairham and Ratcliffe are ten minutes apart, so one base serves both.
A52 Nottingham Knight and Wheatcroft junctions (Gamston and Wilford). National Highways is rebuilding the two western A52 roundabouts as through-abouts. Utilities diversions began at Wheatcroft on 7 September 2026 and start at Nottingham Knight in November 2026, with that phase running to spring 2029 under a 40mph limit, according to National Highways.
What a night costs per person in 2026
The only fair comparison is per person, per night, with crew size and length of stay in the sum. Three reference points from published Nottingham prices:
Budget hotel. KAYAK's Premier Inn Nottingham page shows an average Sunday to Thursday price of £80 per room over the previous fortnight, £90 on Fridays and Saturdays, with monthly averages ranging from £54 in May to £128 in April. Starting prices are £55 at Goldsmith Street, £62 at London Road and £71 at Nottingham West.
Serviced aparthotel. Premier Suites on Belward Street is listed at from £64 per person per night on Beds for Builders.
Shared contractor houses. Overnightly advertises Nottingham contractor accommodation from £25 per person per night, bills included, with better pricing on longer stays (Overnightly).
Put that against the CIJC subsistence allowance, which rose to £53.69 per night from 20 July 2026 (CISRS). A single hotel room at the Sunday to Thursday average is £80, already over the allowance before breakfast. Two sharing a twin brings it to £40 each, but that is a hard sell for a four-week job. A whole house shared by four to six people is where the per-person figure drops into the range the allowance comfortably covers, and it comes with a washing machine and somewhere to cook.
Whole-house pricing varies with the area, the number of beds and how many weeks you commit, so the useful move is to state the crew size, the dates and a per-person budget and let hosts respond to that. On a reverse marketplace such as Offer2Stay the guest posts exactly that, verified hosts send their best offers and the guest can counter, which suits a foreman working to an allowance rather than a list price. Our guide on how to negotiate accommodation rates for work crews covers the tactics.
Sizing the property for the crew
Rules of thumb that hold up in Nottingham:
Two to three people. A two-bed flat in the Meadows, Sneinton or Lenton, or a two-bed terrace in Beeston, with a single bed in every room.
Four to six people. A three or four-bed semi with a drive in Clifton, Wollaton, Arnold, Carlton or West Bridgford. Look for two bathrooms or at least a separate WC; six people and one bathroom at 6am is the commonest complaint in crew reviews.
Seven to twelve people. Two nearby houses almost always beat one very large one, and you are not stuck if one falls through.
Larger teams. A host with several properties on the same estate, or a holiday park on the edge of the county offering static caravans on a monthly rate. Our contractor accommodation UK guide covers multi-property bookings.
Monday to Friday bookings are common because the M1 puts Nottingham within two hours of Leeds, Birmingham and north London. Many hosts price a four-night week below a seven-night week and hold the property for the same crew for the run of the job. "Mon to Fri, 8 weeks, 5 people, arrive Sunday evening" gets a sharper offer than "contractors, ongoing".
Parking, the tram and the levy
Nottingham is the only UK city with a workplace parking levy, charged to employers with 11 or more spaces. It is not charged on accommodation, but it means city-centre sites have very little contractor parking and site managers often point crews to park and ride. The tram has seven park and ride sites where parking is free with a valid ticket, including Toton Lane (over 1,400 spaces, 28 minutes to Nottingham Station), Clifton South (over 1,000 spaces, 20 minutes), Phoenix Park (657 spaces, 20 minutes to Old Market Square) and Hucknall (439 spaces, 26 minutes), according to NET.
Practical consequences:
For a city-centre or station-quarter site, stay on the tram line with off-street parking for the vans and let the crew ride in. Beeston, Chilwell, Toton, Clifton, Bulwell and Hucknall all work.
For Ratcliffe, Fairham or East Midlands Airport work, stay south and ignore the tram: Clifton, Ruddington, East Leake, Kegworth, Long Eaton and Castle Donington.
For the A52 junctions, West Bridgford, Gamston, Radcliffe-on-Trent and Bingham are close.
Ask every host how many vehicles fit off-road. A single drive on a permit-only street is a problem for a crew with two vans.
Kitchens, laundry and the small things
A contractor house earns its rate with what is behind the front door. Before booking, confirm a washing machine and somewhere to dry work gear, a full-size fridge freezer, enough pans and plates for the headcount, and broadband that copes with evening video calls. Clarify who pays for utilities on stays over a month, whether there is a cleaning visit midway through, and how a crew arriving at 9pm on a Sunday gets in; a key safe solves the last one. Hosts who take crews regularly will already have all of this.
Where to look, area by area
The Meadows and station quarter. Walk to Arkwright Street, the Island Quarter and Broad Marsh. Flats rather than houses; parking is the constraint.
West Bridgford, Gamston and Edwalton. The A52 works and Ratcliffe via the A453. A quieter base for supervisors.
Clifton and Ruddington. Fairham on the doorstep, Ratcliffe ten minutes, tram park and ride at Clifton South for city jobs.
Beeston, Chilwell and Toton. The university, the Boots campus, the A52 west and the tram. The best all-rounder for crews with mixed sites.
Arnold, Carlton and Mapperley. Semis with drives, 15 to 20 minutes from the centre. Crew enquiries from the NG5 area are among those currently going unanswered by hosts, so a team posting here may see fewer offers than it would in Beeston or Clifton.
Hucknall and Bulwell. North end of the tram, cheaper again, handy for M1 Junctions 26 and 27.
How much does contractor accommodation in Nottingham cost per night?+
Shared contractor houses are advertised from around £25 per person per night with bills included, serviced aparthotels from around £64 per person, and budget hotel rooms average about £80 Sunday to Thursday, based on prices published by Overnightly, Beds for Builders and KAYAK in September 2026. The per-person figure falls the more people share and the longer the booking.
Does the CIJC lodging allowance cover a night in Nottingham?+
The CIJC subsistence allowance is £53.69 per night from 20 July 2026. A single budget hotel room at the city's £80 Sunday to Thursday average exceeds it; a shared house does not.
Which Nottingham projects are hiring crews in 2026 and 2027?+
Cassidy Group's Arkwright Street apartments by the station, the Island Quarter student phases, Erith's four-year demolition of Ratcliffe-on-Soar power station, Bellway's homes and Clowes' industrial units at Fairham, and National Highways' A52 junction works are all live or starting. Broad Marsh's main build is not expected before 2028.
Where should a crew stay for the Ratcliffe-on-Soar demolition?+
South of the Trent, off the A453 or near M1 Junction 24: Clifton, Ruddington, East Leake, Kegworth, Long Eaton or Castle Donington. The tram does not reach the site.
Can we get a Monday to Friday booking in Nottingham?+
Yes. Many hosts price four-night weeks separately and hold the property for the same crew across a multi-week job. State the pattern, the headcount and the number of weeks when you enquire.
Is parking a problem for contractors in Nottingham?+
In the centre, yes. The workplace parking levy keeps site parking scarce, so crews on central sites usually stay on the tram line and use one of the seven free park and ride sites.
How many people can share one contractor house?+
Four to six people in a three or four-bed house is the sweet spot for cost and comfort, provided everyone has their own bed and there are two bathrooms or a separate WC. Above six, two nearby houses are usually better than one large one.
