Overview
A site manager booking beds for a crew in Cheshire or North Wales will meet two very different kinds of provider. One is a managed operator that runs a fixed set of furnished homes and quotes you for them. The other is a marketplace that runs no property at all, but puts your requirements in front of independent hosts who then send their best offers. NokiStays is a clear example of the first model. This guide sets out how it works, how the marketplace route differs, what each costs in practice, and which suits which kind of job.
The short answer
NokiStays is a small, professionally run operator of serviced homes around Chester, Ellesmere Port and the North Wales coast. If your crew is working within about half an hour of Chester, wants an equipped house with bills included, and is happy to request a quote and accept a fixed price, it belongs on the shortlist.
A name-your-price marketplace is the better fit when your job is somewhere a single operator does not cover, when you want several hosts' offers side by side, when your budget is set by a lodging allowance rather than a rate card, or when dates and crew size are likely to shift. The two models are answers to different problems, and the sections below show where each is stronger.
What NokiStays is
Tell hosts what you are looking for
Post your dates, area and budget once. Verified hosts send you their best offer, and there is no guest fee.
NokiStays is the trading name of Ikonic Serviced Accommodation Ltd, registered in England and Wales (number 11705032) with its head office on Canal Street in Chester. Its website describes "serviced accommodation from Chester to North Wales" and names Chester, Llandudno, Ely and North Wales as its areas, with Broughton, Gresford, Ruthin, Saltney, Saughall and Pembroke Dock in its search options. At the time of writing its homepage displays 15 listings. It holds I-PRAC certification, a verification scheme for short-stay operators, and shows a 4.9 rating without stating the number of reviews behind it.
The contractor offer is a furnished house or apartment with an equipped kitchen, Wi-Fi, laundry and, on most properties, free parking. Utilities, Wi-Fi and council tax are described as included. Group bookings run from two to ten or more guests, stays from one week to six months or longer, and businesses can be invoiced. Mid-stay cleaning is available but may carry an extra charge. Guest services are staffed from 8am to 10pm daily.
The booking path is a quote. You send team size, project length and start date through an enquiry form, the company matches you to a home, and you confirm with a digital contract. Published nightly rates run from £85 for a two-bedroom central Chester apartment to £175 for a five-bedroom house marketed to contractors and long-term guests. Weekly and monthly rates are described as lower than nightly, but the figures are not published, so you need to ask (nokistays.co.uk, retrieved 8 October 2026).
How the marketplace route differs
A reverse marketplace does not own property and does not quote you. You post what you need: where, when, how many people and bedrooms, parking, the budget per night. Verified hosts whose properties fit then send tailored offers against that budget. You can accept one, counter it, or leave it. Hosts set a floor price in advance, so every offer you see is one the host is already willing to honour. Offer2Stay runs this model with a 10% all-in host commission and no guest fees, so the price in the offer is the price you pay. The mechanics are explained in how name-your-price booking works.
The practical differences follow from that structure. Coverage is wherever hosts happen to be, which is wider than any one operator but thinner in places with few listings. The price is set between your budget and several hosts' floors rather than by one rate card. And the platform verifies hosts and handles payment, but the host, not the platform, provides the stay.

Take a five-person crew on a twelve-week job near Ellesmere Port, Monday to Friday.
The NokiStays five-bedroom house marketed to contractors shows £175 a night. For five workers that is £35 per person per night before any weekly or monthly reduction, which the company offers but does not publish. Over a four-night working week that is £700 for the house, or £140 per person.
The hotel comparison is not close. Kayak's tracked average for the Premier Inn Chester Central North over the previous two weeks was £97 a night on weeknights and £109 at weekends (kayak.co.uk, retrieved 8 October 2026). Five single rooms at the weeknight average is £485 a night, or £1,940 a week, with no kitchen. A managed house at £700 a week is roughly a third of that and gives the crew somewhere to cook and sit down.
On the marketplace route there is no rate card, because the price is whatever you and the host agree. What you can do is set your budget from the figure that actually governs your costs. For many trades that is the CIJC lodging allowance, covered in the tax relief and lodging allowance guide. Post the enquiry with that per-person figure multiplied by the crew, and hosts whose floor sits at or below it will send offers. If an offer lands above your number, a counter at your number costs nothing and is often accepted for a twelve-week booking, because a long, certain block of weeknights is worth more to most hosts than a higher rate on a gamble.
Both routes beat hotels by a wide margin for a crew of five. The gap between the two of them is usually settled by whether a suitable house exists in the right place on the right dates, not by the pricing model.
Where NokiStays is stronger
A managed operator wins on predictability. The same company cleans, maintains and answers the phone for every one of its homes, so a crew that moves between its houses gets the same standard. Business invoicing is a stated service rather than something to negotiate. Utilities and council tax are included as policy, which removes a line of uncertainty from the quote. Bedrooms are described as dedicated, which matters for crews who will not share.
It also fits a specific geography. Its homes sit within reach of the Stanlow and Ellesmere Port industrial corridor, Chester city centre, Broughton and the North Wales coast, so if that is where the job is, the whole portfolio is relevant.
Where the marketplace is stronger
A marketplace wins on reach, choice and price discovery. If the job is in Nantwich, Rhyl or Burton upon Trent, a Chester operator's portfolio is of limited use, whereas hosts in those towns can send offers the same day. If your start date slips by a fortnight, you amend the enquiry rather than renegotiating a contract. If the crew grows from five to eight, hosts with larger houses can respond. And because several hosts answer one enquiry, you see the spread of local prices rather than a single quote, which is the surest way to know whether a rate is fair.
It is also the route for budgets fixed from outside. When a travel policy or an allowance caps the nightly figure, naming that figure up front saves a round of quotes that come back too high. The hosts who can work at that level identify themselves by sending an offer.
The trade-off is that you are booking with an individual host, so read the listing for what is included and ask about invoicing, check-in and parking in the enquiry. The advice in how to negotiate accommodation rates for work crews applies.
Why Cheshire and North Wales demand is rising
The reason both routes are busy in this corridor is HyNet. The project was cleared to move to construction in spring 2025, and the Cheshire and Warrington local enterprise partnership reported it would create over 2,000 jobs during its initial construction phase, with a hydrogen production hub at the Stanlow refinery in Ellesmere Port, carbon dioxide stored under Liverpool Bay, and operations planned for 2028 (cheshireandwarrington.com, May 2025). Cheshire West and Chester Council has separately described £5 billion of private capital committed to the industrial area around Ellesmere Port (cheshirewestandchester.gov.uk, October 2024).
Start with location. If the job is within thirty minutes of Chester and you want one phone number for the whole stay, ask NokiStays for a quote and compare it with offers from a marketplace enquiry; the two together take an afternoon. If the job is anywhere else, or dates and headcount are not yet fixed, post the enquiry first and use the offers as your price guide.
Whichever route you take, send the same information to both: exact dates, number of people and bedrooms, parking for vans, whether you need weekday-only pricing, and whether you need a VAT invoice. A clear enquiry gets a clear price. The wider landscape is covered in contractor accommodation platforms compared, and you can post a crew enquiry at /enquire or browse /find/contractor-accommodation.
Is NokiStays a marketplace or a property company?+
It is a property operator. Ikonic Serviced Accommodation Ltd, trading as NokiStays, runs a portfolio of furnished homes around Chester and North Wales and quotes you for them directly. It does not list other people's properties.
What do NokiStays contractor houses cost per night?+
Listings on its homepage show nightly rates from £85 for a two-bedroom Chester apartment to £175 for a five-bedroom contractor house, with lower weekly and monthly rates available on request but not published. Figures were retrieved from nokistays.co.uk on 8 October 2026 and will change.
Does a name-your-price marketplace charge the guest anything?+
On Offer2Stay the guest pays no platform fee. The host pays a 10% all-in commission, and the price in the host's offer is the price the guest pays.
Which costs less for a crew of five near Chester?+
Both are far below hotel rates. A managed five-bedroom house at £175 a night works out at £35 per person, against a weeknight Premier Inn average of £97 per room. Marketplace offers depend on the hosts who respond, but naming a budget at or near the lodging allowance usually produces offers in the same range.
Can I get a VAT invoice through either route?+
NokiStays states that it invoices businesses. On a marketplace it depends on the host, so ask for a VAT invoice in the enquiry and only accept offers from hosts who confirm it.
What happens if a host's offer is above my budget?+
You can counter at your figure. Hosts set a floor price in advance, so a counter at or above the floor can be accepted immediately; one below it will be declined, and you move to the next offer.
